Exciting and scary. I can't put into words how I feel about this one. There is so much history here, and York seems prone to non-preservation if something is less than mediaeval. It could be beautiful, I certainly won't be able to afford to live there and I wouldn't want to.

I’m happy with the intended use for the land in front of the main building. But it’s sad that the developers don’t appreciate that the current empty, grassed space is rare and welcome in an built up area. As in a piece of good music, the rests are as important than the notes.

I’m disappointed that the proposal doesn’t reference garden design history to create harmony between the land and the main building. On its own, the land is unspectacular, and without the land, the building would be diminished. Together, as they are now, they create a wow factor when viewed from Bootham. Planting trees in front of the building, as per the drawings, will not enhance it, whereas an avenue of trees, for example, leading the eye from Bootham to the building, would stop passers by in their tracks. The proposal says it will respond to formality and symmetry, but the drawings don’t show this.
